Kreeg je daar direct een baan als makelaar?
“In de eerste instantie wilde ik niet de makelaardij in op het eiland. Ik had gehoord dat de sfeer in de branche niet leuk was en er veel afgunst heerste. Toch kwam ik in contact met een makelaar. Voor hem heb ik een aantal jaar gewerkt als verkopend makelaar. Uiteindelijk was het beter voor mij om voor mezelf te beginnen. Ik wilde de manier van zaken doen veranderen, ik wilde het doen op mijn manier. Samen met een collega ben ik Cura Real Estate begonnen. Ook doe ik een stuk beheer van vakantiehuizen, bouwbegeleiding en styling.”
Hoe begon Cura Real Estate?
“We wilden het eerlijk en zuiver spelen. Omdat ik samen met een collega weg ging bij het bedrijf, zijn we helemaal opnieuw begonnen. Met drie nieuwe huizen. De ervaring leerde mij dat het mensen niet uitmaakt hoe het bedrijf heet. Klanten willen dealen met een persoon. Tijdens mijn periode op Curaçao was mijn netwerk gegroeid en wisten mensen hoe ik zaken deed. Ik wekte vertrouwen en daardoor liep de start van het bedrijf zeer vloeiend. Inmiddels is mijn ex-compagnon terug naar Nederland gegaan.“
En jij gaat ook terug naar Nederland?
“Ik ga voor onbepaalde tijd terug naar Nederland. Mijn kinderen, die daar wonen, hebben mij nodig. Maar ik zie mijzelf in een goede adviserende rol vanuit Nederland. Ik ken mensen vanuit Nederland, ik ken de bouw én ik ken Curaçao heel goed. Ik ga mijn krachten bundelen. Mijn motto is: “Samen zijn we sterk!”
Waarom ben jij een goede makelaar?
“Voor mij is nazorg net zo belangrijk als voorzorg. Ik kan met 99% van mijn klanten die wel óf niet wat gekocht hebben een wijntje drinken op een happy hour. Dat vind ik het belangrijkst. Met nazorg bedoel ik bijvoorbeeld de klant helpen als het huis niet blijkt te bevallen. Of als er een conflict ontstaat met een eigenaar.”
Hoe is het werken op Curaçao?
“Je moet vaak achter mensen aan zitten. Soms kom ik op een bouwplaats, waar voornamelijk mannen werken. De Curaçaose man is een macho, een charmeur. En hij neemt niet graag advies of kritiek aan van een Nederlandse, blonde vrouw. Ik ga er vrij relaxed mee om en ik ben er inmiddels aan gewend geraakt. In het begin hou ik mij rustig. Ik maak een praatje, ik spreek wat Papiaments en ik neem zo nu en dan wat lekkers mee voor de werklui. Ook vind ik het heel belangrijk te benoemen wat er goed gaat. Daarna kan ik dan opbouwende kritiek geven.
Vorig jaar was er een belangrijke deadline te halen vlak voor kerstmis. Drie weken van te voren gaf ik aan dat het niet zou lukken, maar de aannemer zei ‘dat ik me niet moest stressen’. Ik had volgens hem tenslotte geen verstand van de bouw. We moesten in de laatste drie weken vierentwintig uur per dag werken om het af te krijgen. De gasten konden het huis wel betrekken, maar nog niet alles was af. Dat is wel typisch het werken op Curaçao.”
Je doet meer dan makelaardij. Kun je wat vertellen over je overige werkzaamheden?
“Ik richt bijvoorbeeld ook huizen in. Dan loop ik een aantal keer door een huis en laat ik mijn creativiteit de vrije loop. Ik bedenk dingen, koop dingen en laat dingen ontwerpen. Dat wil ik in Nederland verder uitbreiden.
Ook beheer ik vakantiehuizen. De huizen zijn eigendom van Nederlanders. Ik doe het praktisch beheer: gasten ontvangen, hen wegwijs maken op het eiland. Ik ben dan 24/7 te bereiken voor calamiteiten.”
Hoe gaat het in zijn werk, de verkoop van een huis?
“Elke verkoop die je doet op Curaçao gaat anders, maar bijzonder. Zo is wel eens geld spoorloos dat uit Nederland komt. Het geld is verdwenen bij de bank in Nederland maar ook niet bij de notaris op Curaçao binnengekomen. Dat levert wel paniek op, want de verkoop kan dan niet doorgaan. Het geld is dan terecht gekomen op een tussenrekening van een andere bank.
Ook heb ik eens meegemaakt dat klanten de verkoopprijs van hun huis hadden geaccepteerd in euro’s. Toen bleek dat de wisselkoers van het ene op het andere moment heel erg gekelderd was. De mensen kregen ineens € 25.000,- minder voor hun huis. Niemand kan voorzien wat de koers doet. Dit maakt wel dat ik het áltijd opneem in het contract. Je moet alert zijn.”
Wat maakt jouw vak leuk?
“Mijn vak is niet altijd makkelijk, omdat niet iedereen te vertrouwen is. Maar het is heel boeiend! Mensen zouden eigenlijk meer gebruik moeten maken van een makelaar omdat hij of zij toch, als het vertrouwen wederzijds is, weet hoe fouten voorkomen kunnen worden en weet de juiste keuzes te maken. Er wordt vaak heel gemakkelijk gedacht over makelaars. ‘Die laat het huis één keer zien en dan is het verkocht.’ Zo simpel is het niet. Omdat ik afgestudeerd makelaar ben als één van de weinigen op Curaçao, heb ik soms contact met mensen die geen huis via mij kopen, maar via een ander. Maar ze vragen mij dan wel of ik de verkoopovereenkomsten wil controleren. Makelaar is geen beschermd beroep, maar je moet wel juridisch goed genoeg onderlegd zijn en een koopovereenkomst kunnen lezen.”
